We provide a full range of lettings services:
Letting Only
- Marketing your property

- Introducing a tenant and negotiating terms
- Credit and other referencing
- Drawing up an appropriate tenancy agreement, licence or lease
- Organising a professional inventory
- Lodging deposits with the Deposit Protection Service (residential)

Letting and Full Management
We have particular experience and expertise in both residential and commercial property management. This is backed-up with a first-class legal service dealing with all aspects of tenancies and commercial leases together with specialist computer software. Our property management service ensures that your property is monitored and maintained on a regular basis. The Service includes:
- Letting Only and Basic Management Service, plus:
- Payment of outgoings where necessary, subject to fund availability
- For residential lettings, arranging annual gas safety certificates and electrical installation and portable appliance tests (as appropriate)
- Routine checks of the property
- Informing utility companies of a change of occupier
- Employing suitable contractors to ensure standards are maintained
- Arranging routine repairs and maintenance
- Supplying clients with relevant legislative information on request
- Negotiating any end of tenancy claim
- Supervising any renewal or termination to avoid void periods
- Communicating with tenants and landlords and solving problems
- Arranging insurance as applicable
- Liaison with surveyors and other professional advisors
Caretaking Service
- If your property is unoccupied we can visit it regularly to comply with your insurance needs
- Arrange maintenance on your behalf
- Provide a bespoke service as required
Residential Lettings Assessments
If you are thinking of a residential property investment we can prepare a full lettings assessment for you giving advice on the local market conditions, likely rental levels and other lettings issues which will assist you in coming to a view on a purchasing decision.
Property Search
We can find property for clients to purchase or rent throughout West Wales using our local knowledge and network of property contacts. According to your requirements, we will negotiate the price on your behalf and once successful, we will work hard to ensure that everything goes through as smoothly as possible.
We will find and view suitable properties for you to purchase or rent having understood and confirmed your precise requirements. We will shortlist the properties and e-mail digital photographs to you for feedback purposes.
We will then arrange for you to view any properties that you are interested in unaccompanied, or if you wish we will meet you and accompany you on all viewings. Once you have identified your chosen property we can assist in the negotiation if you wish, without the emotional involvement. Some clients however feel that they would prefer to conduct the negotiations themselves.
We can also provide a conveyancing service as part of a comprehensive property search package.

Fees
- Residential Sales – 1.5% (plus VAT) or a special inclusive fees package is available to include conveyancing
- Commercial Sales – by negotiation
- Residential Lettings:
- Letting Only - £500 (plus VAT)
- Letting and Basic Management – £350 Letting Fee plus 8% of gross rents collected (plus VAT)
- Letting and Full Management – £250 Letting Fee plus 12.5 % of gross rents collected (plus VAT)
- Commercial Lettings – by negotiation
- Caretaking Service – by negotiation
- Residential Lettings Assessments – from £75 (plus VAT)
- Property Search
- Initial Retaining Fee (Payable in advance): Resident in UK:£100 (plus VAT), Resident Abroad: £150 (plus VAT)
- Once you have purchased or rented a property our fees are: 0.75% of the Agreed Purchase Price or 7.5% of one years rent
- Minimum charge when you have purchased or agreed to rent a property: £500 (plus VAT)
